The Opportunity
Help build the next chapter of NRP Construction’s third-party business. Building on the proven delivery of our East and West divisions, you will lead a scalable national growth strategy that generates profitable construction starts across priority markets, products and clients.
As Executive Vice President, Business Development, you will be a player-coach: developing regional business development talent, strengthening our commercial systems and personally leading select strategic national accounts. You will teach your team to find, qualify and win profitable work while supporting major pursuits. Success is measured by construction starts—not simply leads or awards.
Your leadership scope
You will lead Regional Business Developers across the Northeast/Midwest, Mid-Atlantic, Carolinas, Florida, Texas and Arizona/Nevada, along with the Operations Director function. You will partner closely with East and West Construction EVPs, preconstruction, estimating, field leadership and Marketing. This role leads through influence and coordination, not operational control. Construction EVPs retain ownership of execution, margin and delivery; Regional Business Developers lead regional pursuits, presentations and client relationships.
What you will do
Coach and develop business development talent
Coach Regional Business Developers on account strategy, opportunity qualification and pursuit planning, building accountability and sound commercial judgment.
Strengthen presentations through clear standards, rehearsals and feedback; teach early-involvement selling grounded in project economics.
Open doors through your network, then transition regional relationship ownership to the team.
Set national strategy and build scalable systems
Integrate three-year regional business plans into a multi-year national growth strategy with annual construction start and fee targets.
Guide ideal client profiles through approval by the President of Construction and establish a consistent opportunity lifecycle and qualification approach.
Set forecasting, reporting and CRM governance standards that make Giraffe a trusted business tool, with Regional Business Developers responsible for keeping opportunities current.
Grow accounts and market presence
Own select strategic national accounts, coordinate relationships across regions and support major regional initiatives.
Deepen Texas accounts and strengthen conversion in newer markets through disciplined qualification and pursuit support.
Partner with Marketing to sharpen NRP’s deal viability positioning, build affordable and student housing proof points, and lead the commercial launch of NRP prototypes.
Expand relationships with developers, brokers, architects and capital partners, strengthening NRP’s industry visibility.
Partner from pursuit through construction start
Align opportunities with East and West division capacity and partner with construction leaders on early budgets.
Establish disciplined pursuit-to-execution handoffs and clear communication across the organization.
Identify at-risk awards and support Regional Business Developers as they drive closing through construction start.
What you bring
15+ years of experience in multifamily real estate, construction or capital markets, with recent success closing deals.
Strong relationships and access to early deal flow, including a broad affordable/LIHTC housing network and the ability to build student housing relationships.
A proven ability to coach business developers or deal teams, with strong pursuit judgment and the ability to teach it.
A deep understanding of owner economics and credibility with preconstruction, estimating and field leaders.
A track record of building practical commercial systems and partnering effectively with Marketing.
Executive presence and credibility with developer principals and capital partners.
Comfort moving between strategy, pursuit coaching, preconstruction and field conversations.
Relevant career backgrounds
We welcome candidates from several paths. Relationships and access to deal flow matter most:
GC business development: You have built a third-party multifamily pipeline and are fluent in preconstruction and estimating.
Developer or sponsor leadership: You have hired general contractors, understand selection criteria and bring affordable and student housing ties.
Brokerage or capital markets leadership: You access early deal flow through debt, equity, syndication or investment sales.
How you lead
You are a natural coach and builder: strategic, operationally grounded and credible with field leaders. You bring process without bureaucracy, emotional intelligence in a matrixed organization and commercial drive balanced by a commitment to protecting margin
What success looks like in 24-36 months
A regional business development team that independently qualifies, presents and wins work.
Achievement of annual construction start and fee targets established in the national growth plan across a broader, better-qualified client and product base.
Higher bid-to-award conversion, particularly outside Texas, supported by stronger pre-pricing qualification.
Fewer stalled awards and more negotiated and repeat-client work.
Accurate forecasts grounded in named accounts and opportunities, supported by one playbook, a consistent qualification approach and a trusted CRM.
Stronger market recognition for NRP as a third-party builder with affordable and student housing credibility.
